The value of cost segregation for manufacturing facilities

Manufacturing facilities can reduce their taxes significantly through a process called cost segregation. According to federal tax laws, cost segregation consists of identifying personal property assets that are grouped with real property assets, then separating the personal assets for tax reporting purposes. Doing this requires an experienced engineer with a well-rounded understanding of construction finance who can produce a cost segregation analysis that identifies and classifies personal property assets. Personal property consists of a building’s non-structural elements, exterior land improvements and indirect construction costs.
The engineer must examine blueprints, architectural drawings and electrical plans and isolate structural and mechanical components from those that are considered personal property. The cost segregation report will also identify architectural and engineering fees that can be segregated.

The larger tax deductions will result in increased cash flow and a lower cost of capital, especially during the first few years following an expansion project, renovation or purchase. A cost segregation study can help identify opportunities for such periods of accelerated depreciation.
In order for manufacturing facilities to take full advantage of cost segregation opportunities, buildings must have been purchased, constructed, renovated or expanded after 1987. While cost segregation is most cost-effective for such buildings, a well done study can uncover tax deductions for buildings that predate 1987. Buildings best suited for cost segregation will have a cost basis greater than $500,000.

Could you please define Engineering in your own words?
Is a branch of engineering dealing with the design, development, and implementation of integrated systems of humans, machines, and information resources to provide products and services, Industrial engineering encompasses specialized knowledge and skills in the physical, social, engineering, and management sciences, such as human and cognitive sciences, computer systems and information technologies, manufacturing processes, operations research, production, and automation. The industrial engineer integrates people into the design and development of systems, thus requiring an understanding of the physical, physiological, psychological, and other characteristics that govern and affect the performance of individuals and groups in working environments.

What influenced you to pursue Electronics engineering, industrial engineering, computer science engineering or informatics engineering?
My biggest influence is my dad because he is and Industrial engineer and since i was a little kid i heard about his job and what he do in there and i always love it.

Could you please describe the educational process required to become an Engineer?
About the educational process is a little hard because the industrial engineers have to know about all the aspects in a company from process management to operational costs and for that is a little hard because you see different types of

What are the skills you need to be a good engineer?
The skills you have to need are a big capacity to recognize things and also a big creativity to arrange projects of companies.

What job considerations were you looking for after you completed your education?
Well I have one big job consideration what is work with my father in his companies and another work in a company ho a friend working for, right now I’m back a and forward in y about this decision

What's something of your school life that you enjoy the most?
The part that i enjoy most is the part to has a grand variety of friend ho study different careers and has different personalities that’s is the most enjoyable part of my school life.

From your perspective, what is the most difficult part of being an engineering student?
The most difficult part is than always you don’t have enough time for yourselves when you have the exams coming up all also is we study a lot of courses and we can’t focus in one to have good graves

What are your plans for the future?.
My plans for the instant future is graduate of course and after that i plan to study a post grade career like a master or a doctor degree that is i looking for right now

Point out your most personally gratifying moment in engineering school
The most gratifying moment was when i pass the exam of thermo fluids then i have to score 12 to pass and i score 18 and I believe i said then I was going to fail that is moss gratifying for now.

Why would you recommend Engineering as a career?
I recommended because is a good career and also in this career combines the most impotents parts for some careers like industrial relations, accountability industrial maintenance and others.
